Hi Friends - this is some super important info from my husband Bill Twyford -
Properties in St Petersburg, Tampa Bay, and Orlando
I have three (3) strong investment connections in the Florida market. These connections are bank direct connections or one away and the properties can be bought in bulk or one at a time. Letter of Intents (LOI) must be filled out or our sales contracts for properties to be purchased. Deposits of $3,000 will be required per property. If you want (3) three houses then you will send $9,000 for all three deposits. The deposits are non-refundable… if for some reason you don’t close on the transaction then we will find you another house in the same area. Once we establish a good relationship with you on taking these deals down, then we can negotiate a smaller deposit.
Why this area? Florida is Florida and will always be a desirable area to live and invest. Large segments of the real estate market here are at lowest values in decades…its truly a buyer’s market and the prices and inventory tell us that. Now is the best time to buy in these areas if you are looking for quick cash or great Section 8 income. Jump on the “government wants to help everyone bandwagon.”
Description of the property: Location of properties is essential; however, price dictates everything. Most of these properties are (3-4) three-four bedrooms (2) two bathrooms. Some will be duplexes, triplexes and (4) four unit buildings; however, most will be single family residences (SFR).
Filtration Process: We have people on the ground in these areas that can become your eyes and ears to filter out the investments you do and don’t want. Home packages are available for your approval with 5-7 days of due diligence after you sign contracts. Remember, these are cash deals at this price. If you want to finance then the purchase price will go up because of the lengthy process it takes for you to get your funds. These deals go fast and if you don’t have the funds ready we need to know ahead of time.
Condition and Rehab: Most properties will be zero to light rehab. We have experienced crews on the ground in that area that can do this. If you want to buy the properties “turn-key” we can do that too. If a property is heavy rehab this will be noted on your customized portfolio.
